Jan 1, 2026.
Under Ontario Regulation 87/25, the Ontario Fire Code now requires carbon monoxide alarms on every storey of homes with a fuel-burning appliance (furnace, water heater, gas stove), a fireplace, or an attached garage — not just near bedrooms. Many rentals that were compliant in December 2025 are not compliant today.

Required on every storey and beside every sleeping area in any unit with a fuel-burning appliance, fireplace, or attached garage.
Smoke alarms
Required on every storey and outside every sleeping area of every home. They must be kept in working order at all times.
Landlord duties
The landlord must install and maintain every alarm — test annually and at each tenant turnover, and give tenants the maintenance instructions.
On-the-spot fines
Since Jan 1, 2026, municipalities can issue immediate fines for Fire Code violations — to landlords, tenants, or corporations.
